Total acreage of commonly-owned parcels is great enoueli to <br />yield conforming lots if lot lines are re-arranged: A,E,F,I. <br />2. Total acreage of commonly-owned parcels yields only enough <br />area for a single substandard lot with existing house; C,D,L. <br />3. Total acreage of commonly-owned parcels yields enough area <br />for a single conforming lot with houser but not enough additional <br />area for a second conforming lot; BrGrHrJfKfM (these are very <br />similar to Ferrell situation). <br />III. To help Counci1 assess the impact of granting or denying the Ferrell <br />variances» consider the following figures; <br />- Number of existing developed lots in the unsewered residential <br />zones; 1,050 approximately <br />- Number of undeveloped, substandard sized lots, in single <br />separate ownership in unsewered zones; 15 identified <br />— Number of unsewered common ownership situations with a <br />realistic potential for requesting variances to lot area in order <br />to gain an additional building site: 22 identified (13 of these <br />shown as A-M attached) <br />- Within a 1/2 mile radius of the Ferrell properties (excluding <br />the 3 Stubbs Bay Study Area streets Tonka Avenue, Crestview <br />Avenue, Eastlake Street where sewer is contemplated) the existing <br />developed lot sizes are: <br />2.0 acre or larger - 39 <br />1.25 acre to 1.99 acre - 13 <br />.75 acre to 1.24 acre - 23 <br />Less than .75 acre - 11
