Any change in <br />grade affecting water runoff whether onto adjacent <br />property or otherwise must be in compliance with the <br />Surface Water Management Plan and shall be <br />consistent with other applicable regulations or City <br />Code provisions and subject uO the approval of other <br />agencies having jurisdiction over the area affected <br />by the drainage. <br />G. Height. No structure or building s!: ill exceed 2-1/2 <br />stories or thirty feet in height exc.^-iit as provided <br />in Section 10.75. <br />H. At least twenty five percent (25%) of the land area <br />shall be landscaped with grass, approved ground <br />cover, shrubbery auid trees. If accessor/ structures are <br />proposed, they shall be constructed of tx. seuiie <br />building material as the principal structure and be <br />readily served through swinging doors. <br />J. Garages, accessory st:-uctures, screen walls and <br />exposed areas of retaining walls shall be of similar <br />type, quality and appearance as the principal <br />structure. <br />K. The ground level viow of i:ll mechanical utilities <br />shall be completely scr.^.ined from contiguous <br />properties euid adjacent streets, or designed to be <br />compatible with the architectural treatment of the <br />principal structure.
