Miniziun Araa <br />TO insura consisrancy witi tlia goals and objecoives of tba <br />Highway 12 Corridor Study, applications for rasonjuig <br />witliin the study area must include a minimum of five <br />acres. Tiie plans submitted along’ vitb tbesa applications <br />must also include enough information regarding the affect <br />of the prooosed development on surrounding parcels to <br />insura that the orooertv can be developed in a manner that <br />is both compatible with adjacent properties and consistent <br />with the Eighway 12 Corridor Study. <br />B. Access and Circulation Plan <br />The plans submitted along with the application must <br />o’-ooose access to the proposed development which is <br />consistent with the Transportation Planning Qbiectivas o. <br />the Hichwav 12 Corridor Study. All public easements and <br />road right* of wav that is needed to allow the construction <br />of seir/ice roads* and/or the expansion of Trank Hignway 12 <br />past the subject property, shall be dedicated to the <br />City. <br />C- Sanitary Sewer Availability <br />The available sanitary sewer capacity to serve the <br />development of this corridor is currently very limited. <br />Therefore, anv plans to develop within this area muss. <br />either demonstrate that it can occur utilizing current <br />sewer allocations or they must include improvements to <br />increase the capacity of the systems ser/ing this area. <br />If sanitary sewer system improvement ^ ^e propot«^^ <br />of the application, then the feasibility of providing this <br />aarvica will also be scrutinizad along with an <br />financing plan to insura that tba oos^ b^tbaproviding this additional capacity will be paid for by tne <br />development. <br />D. Storm Water Management <br />Site Drainage plans mxist be submitted to insura <br />consistency with the storm water managemt^ objectiv^ o^ <br />the Highway 12 Corridor Study.
