The property is located within <br />the Highway 12 corridor proposed for changes in land use a result of <br />the Comprehensive Plan amendment. <br />Section 10.40 - B-1 Retail, Sales, Business District. Staff has advised that the B-1 is <br />the most compatible zoning of the existing commercial districts for his <br />use. In comparing the standards of the proposed B-6 with B-1, the B-1 <br />standards are more restrictive. <br />Staff should add that Mr. Otten has also been present at Mr. Rebers' <br />current land use review and feels that his proposal is consistent with the <br />recent Comprehensive Plan amendment and accepts the more restrictive <br />standards of the current B-1 zoning, .pa
