The <br />applicant is proposing to construct additions to his existing house, which <br />is located near the front lot line (Bayside Road) and side street lot line <br />(Leaf Street) tiian the required setbacks. Applicant is proposing to <br />construct an addition to the north end of the house, continuing the east <br />line of the existing house, so there will be no further encroachment past <br />the existing 33.8* aide street setback. In the front, the additions will <br />encroach no closer than the existing house. <br />Planning CiMission RecoisMuidation <br />At their February 21, 1989 meeting. Planning Commission voted 6 to 0 <br />to recommend approval of the setback variances for the proposed additions, <br />based on the following findings: <br />1. The existing residence is located entirely within the required <br />front and side street setbacks, and therefore any additions to the <br />existing residence require a variance. <br />2. The plight of the landowner is due to circumstances unique to his <br />property not created by the landowner. <br />3. Granting of the variance will not alter the essential character <br />of the locality. <br />4. The special conditions applying to this structure are peculiar to <br />this property. <br />5. The existing residence is unusually close to the front and aide <br />street lot lines, which is unusual for properties in the LR-IA zoning <br />district generally.
