Even <br />though there is a reduction in hardcover in the 0->75* zone, <br />variance approval for new construction is required. The proposed <br />structure will be 61* from the lakeshore. The second story, <br />2-foot wide, deck, will be 59* from the lakeshore. The <br />overall reduction of hardcover in the 0-75* area will be 3%. <br />Chairman Kelley questioned whether the entire existing <br />structure would be removed. Mabusth replied that yes it would
