Applicant is requesting the hardcover variance to construct a 2-story <br />addition to the rear of his house, in conjunction with remodeling the <br />front portion of his existing residence. A permit to remodel the <br />Interior of the garage into a workshop has already been issued. There <br />will be no garage as a result of this remodeling. <br />ftnrlicant is also requesting a 0.9' side setback variance at the <br />northwest corner of the proposed addition. Applicants surveyor has <br />calculated that the proposed house corner will be about 9.1* fro ne <br />west property line. This is due partially to the angle of the X use <br />in relation to the existing lot line. <br />2. <br />3. <br />4. <br />Although this property does not abut the lakeshore, it is mostly <br />within the 75-250' setback zone. The house, shed, and driveway are <br />all located near the front of the lot within the 75-250' zone hence <br />the undeveloped rear yard does not. benefit the applicant for hardcover <br />purposes. <br />Existing hardcover in the 75-250' zone is approximately 24.51. The <br />proposed additions increase that to 29.5%. <br />As noted above, the applicant will be remodeling the existing garage <br />zo make it into a workshop space. He notes that a future option is to <br />create a garage to the rear of the house, which will require <br />additional driveway hardcover as well as additional land acquisition <br />to his west side. Depending on the actual location of that garage, it <br />could increase the 75-250' hardcover to approximately 40% if the <br />garage is in the 250-500' zone. If the garage was attached to the <br />rear of the house or located near the rear of the house, 75-250 <br />hardcover might ultimate’ reach as high a %.
