The <br />applicant originally was requesting a side setback variance and hardcover <br />variance to construct a 2-story addition at the rear of his house in <br />conjunction with remodeling the existing garage area into a workshop. This <br />would leave the residence with no garage. <br />During discussions at the Planning Commission meeting of February 21, <br />Planning Commission expressed concern that this owner or a future owner <br />would eventually request additional variances for hardcover in order to <br />construct a garage, which Planning Commission felt could possibly be <br />avoided by conditioning approval on retention of the existing attached <br />garage. The applicant agreed to that condition, noting that he hopes to <br />eventually acquire portions of the property to his west which would help <br />offset future hardcover needs. <br />A variance of 0.4* is required to place a new foundation under the <br />existing garage, which is 9.6* from the east side lot line, and the <br />proposed addition to the north of the house will be approximately 9.1* from <br />the west lot line, a variance of 0.9*. Additionally, because the <br />structures on the property are mainly in the 75-250’ lakeshore setback <br />zone, the proposed additions require a hardcover variance to Increase from <br />24.5% existing to 29.5% proposed. <br />Planning Cii—I salon Rec idation <br />At their meeting of February 21, 1989, Planning Commission recommended <br />approval of the east and west side setback variances, and recommended <br />approval of a hardcover variance for the 75-250* zone, to allow 1,720 s.f. <br />or 28.1% in that zone. This would be accomplished by moving the 85 s.f. <br />shed further northeast into the 250-500* zone. <br />ndationStaff Re <br />Staff recommends approval per the attached resolution, per the <br />Planning Commission recommendation.
