Zoning File #1359 <br />January 11, 1989 <br />Page 3 of 3 <br />The north garage wall and the east wall of the porch addition must be <br />of fire resistant construction as follows: 5/8” sheet rock along interioz <br />wall; 1/2" sheet rock alon- the outside of the wall with non-corobustable <br />siding. <br />Applicants should designate a staircase to deck if access is desirec <br />from grade level. <br />Review Exhibit B, applicants addendum in which the hardships are <br />reviewed as to why the applicant has choosen the south side for the <br />proposed improvement. Nature trees to the Immediate west and southwest, <br />the location of the well on the south, the drop in elevations along the <br />east side, and the fact that the house is a corner lot surrounded by Oronc <br />Orchard Road on the west and Woodhill Avenue on the north. <br />As long as the special construction standards are met berause of the <br />minimal separation of 3* per the assumed property line, staff no majoz <br />concern with the request of the 6* separation between detached anc <br />principal structure. To expand to the west and reduce the north/sout> <br />dimension meeting the required setback of 10* is not feasible because ox <br />the well location on the west side of the addition (review Exhibit M) <br />Steeper topographies to the east and the location of the septic drainfielc <br />prevent eastern expansion.
