The <br />plan for tlie development shall-conform to the requirements of the <br />district within which it is located except as herein amended. <br />Subd. 3. Size Required. The tract of land for which a <br />development is proposed and a permit requested shall not be less <br />than five (5) acres. <br />Subd. 4. Sewer and Water. The tract shall be served by <br />the City water and sewer system when available and fire hydrants <br />shall be installed according to a plan approved by the Fire Chief <br />as to type and location. <br />Subd. 5. Drainage. A surface drainage system shall be <br />constructed according to a plan approved by the City Engineer. <br />Subd. S. Parking. The off-street parking, spaces shall <br />be painted on the surfaced area according to a plan which has <br />received approval of the Planning Commission and the Council. <br />Subd. 7. Roadways. Pri^'^fc* roadways within the project <br />shall have an improved surface or more in width and <br />shall be so designed and const ■ to permit the City <br />trucks to provide protection to «... .i-ilding. Parking on a 24 <br />foot roadway is to be prohibited; parsing shall be permitted on one <br />aide of a 30 foot roadway. <br />Subd. 8. Variances. It is the intent of this Section, <br />IndustriateOnit Plan, to provide a means to allow substantial <br />variance «om the provisions of this Chapter including <br />setbacks, height, and similar regulations but not including parking <br />requirements, off-street loading, necessary screening and the like. <br />Variances may be granted for the industrial unit plans provided: <br />A. Certain regulations contained in this Chapter do <br />not realistically apply to the proposed development due to the <br />unique nature of the proposed development; <br />B. The variances, if granted, would be fully <br />consistent with the general intent and purpose of this Chapter; <br />C. The planned community unit would produce <br />development and an environment of equal or superior quality to that <br />which would result from strict adherence to the provisions of this <br />Chapter; <br />0. The variances will not constitute a threat to <br />the property values, safety, health, or general <br />owners or occupants of adjacent or nearby iMd he det^mental <br />to the health, safety, moraJ^, or general welfare of the people of <br />Orono; <br />ORONO CC (4-1-04)
