The <br />applicant is proposing to construct an addition to his existing house, <br />which is located more than 160* from the shoreline. The average lakeshore <br />setback variance is required due to the relative locations of neighboring <br />residences. The hardcover variance is due to excess hardcover in the 250- <br />500* zone. <br />Planning Commission Recommendation - <br />The Planning Commission reviewed this item at their meeting of January <br />17, 1989, and recommended approval of the average lakeshore setback <br />variance in conjunction with removal of existing hardcover in the driveway <br />area to result in no need for a hardcover variance on the property. <br />Approximately 417 s.f. of existing hardcover must be removed to accomplish <br />this. The Planning Commission recommended the further condition that the <br />property owner shall submit for staff approval a plan showing which hard <br />cover areas will be removed, prior to issuance of a building permit for the <br />proposed additions. <br />Staff Recommendation - <br />Staff would recommend approval based on the Planning Commission <br />recommendation, per the attached resolution.
