Any proposed improvements must meet all setbacks requirements of the <br /> Zoning Code. <br /> B2.Drainage and Utility Easements. On the final plat, Drainage and Utility Easements shall be <br /> dedicated to the public 10 feet along all exterior property lines, and 5 feet either side of interior <br /> property lines, except such easements shall be increased to accommodate drainage where <br /> required, subject to City staff approval. If applicable, Drainage Easements shall be granted over any <br /> stormwater facilities required by the Minnehaha Creek Watershed District; the Drainage Easements <br /> shall be shown on the Plat. <br /> B3.Development Fees. *Final fee amounts will be provided at the time of Final Plat. <br /> a. Park Dedication Fee. The subdivision is subject to the standard Park Dedication Fee <br /> requirement. Absent the need for a land dedication, the project will be subject to the City's Park <br /> Dedication Fee at the time of Final Plat. This fee is determined by the fair market value of the <br /> land being subdivided. The Hennepin County Assessor will be consulted to determine the <br /> market value of the land to establish the amount of the fee. The developer is proposing two <br /> building sites or one (1) new lot. The Park Fee for this development will be approximately <br /> $8,168*. <br /> b. Stormwater and Drainage Trunk Fee. The development is subject to the Stormwater and <br /> Drainage Trunk Fee, as established in the City's Official Fee Schedule at the time of Final Plat <br /> approval. Currently, based on the 2025 Fee Schedule, the development of a property within a 2- <br /> acre residential zone requires payment of$8,060 per each new lot and as proposed, the <br /> Developer will be subject to payment of a SWDT fee for one new lot or$8060.00*. <br /> B4.City Engineer Approval. Approval of the plat is subject to recommendations of City Engineer <br /> Adam Edwards. <br /> B5.Plans and Specifications. The plans and specifications submitted for review and approval by the <br /> City and other appropriate jurisdictions prior to approval of the Final Plat. <br /> B6.Expiration. Authorities granted by this resolution run with the Property not with the Owners, but are <br /> permissive only and must be exercised by filing a Final Plat application within one year of the date <br /> of Council approval, or the preliminary plat approvals will expire on that date. <br /> 3 <br />
