mmL:" <br />S 10.30 <br />Sufad. 3. Conditional Uses. Within any "M-6" Multiple <br />Family Planned Residential District, no structure or land shall be <br />used for the following uses except by conditional use permit: <br />A. Any conditional use as regulated in the "R-IB" <br />District and as further regulated in the "M-6" Multiple Family <br />Planned Residential District. <br />(MFPR Project). <br />B. Multiple Family Planned Residential Project <br />Subd. 4. Accessory Uses. Within any "M-6" Multiple <br />Family Residential District, the following uses shall be permitted <br />accessory uses: <br />A. <br />in <br />Any accessory use except for "Roadside Stands" <br />the "R-IA" District and as further regulatedas regulated <br />herein. <br />B. Privately owned buildings containing recreation <br />or social functions, garages, or storage areas for maintenance <br />equipment or rubbish. <br />Subd. 5. Area, Lot Width, Yard Requirements, Height and <br />Hard Cover Requirements. The following minimum or maximum <br />requirements shall apply to all buildings, including accessory <br />buildings except that permitted, conditional and accessory uses of <br />the "R-IB" District as allowed herein shall be regulated by the <br />"R-IB" District requirements. <br />Subd. 6. Minimum MFPR Project Area. An MFPR Project <br />shall not be allowed on an area of less than flv'^ acres. Areas of <br />less than five acres may qualify only if t*ie applicant can show <br />that the minimum area should be waived because the proposed MFPR <br />Project is adjacent to an existing Project yhich has been developed <br />under the provisions of this "M-6" District and is designed to <br />create a larger, unified, physically integrated project, and will <br />concribute to the amenities of the neighbornood. <br />Subd. 7. Density in MFPR Project. The minimum platted <br />.lot area per dwelling building in an MFPR Project and the maximum <br />number and type of dwelling buildings allowed in a project are <br />based on the following factors: <br />A. Minimum lot areas as set forth in Subdivision 9 <br />of this Section. <br />B. area of the platted lot which is dry and <br />buildable based O". ;e Resource Component Analysis of 34.973(b), <br />less public right v. t ay. <br />C. The number of bedrooms per dwelling unit. <br />D. The number of each type of dwelling building. <br />E. Required setbacks. <br />ORONO CC (4-1-84)
