AGENDA ITEM <br />Date: March 10, 2025 <br />Title: LA25-000003, 155 Wear Lane North, Variance - Resolution 7566 <br />Presenter: Matt Karney, Planner <br />Section: Community Development Report <br />Item: 22 <br />Purpose: <br />The applicant requests a variance to construct a covered entry within the 50-foot front yard <br />setback. <br />2. MN§15.99 Application Deadline: <br />The application was made on January 16, 2025 and deemed complete on January 28, 2025. <br />Following the 60-day review period this application expires on March 29, 2025. <br />3. Background: <br />The applicant proposes to build a covered entry at the front of the existing primary residence. This <br />residence is located towards the front (east) of the property at a angle roughly 3 feet from to the <br />front setback. The proposed covered entry extends 7.7 feet from the existing home towards the <br />street, encroaching 4.7 feet into the front setback of 50 feet. The property itself is heavily wooded, <br />and the house is adequately buffered on all sides. The applicant notes that the new roofed front <br />entry will address water run off issues from the existing roof. <br />Link to Planning Commission Packet. <br />4. Planning Commission Vote and Comment: <br />On February 18, 2025, the Planning Commission held a public hearing and discussed the requested <br />variance. Commissioners were generally supportive of the addition and the limitations created the <br />the location of the current home. Following the public hearing, the Commission voted 5-2 to <br />recommend approval of the variance as recommended by staff. <br />Link to Planning Commission Video. <br />Public Comment: <br />No public comments have been received. <br />6. Staff Recommendation: <br />Planning Staff recommends approval. <br />COUNCIL ACTION REQUESTED <br />Council should move to adopt Resolution 7566, approving the requested variance subject to conditions. <br />Exhibits <br />A.
