When comparing the density of bedrooms Orono Apartments are at 28.2 Bedrooms/acre while <br />Stonebay Condos are at 39.7 Bedrooms/acre. The number of bedrooms generate residents <br />and car traffic. <br />Both size of units and bedroom density are measures that effect the impact of the project on <br />the site. And both are significantly reduced on our site. <br />3. Building Massing <br />The project is designed to have a height of 30' (average of roof slope). The highpoint of the <br />Orono Apartments is 14'2" LOWER than the highpoint of the Stonebay condos. We are also <br />comparable in height to the Orono Senior Housing Community on the adjacent site to the East <br />of our site. <br />This project fits well into the community physically while meeting the needs of the community in <br />general by providing market rate rental housing in an area that has a great need for this type of <br />housing. <br />The final hard cover calculations show a hardcover of 55% which means that we have 45% green <br />space. The previous plan approved on this site (Phase II of the medical office proposal) had a hard <br />cover of 71.14% thus leaving a green space of 28.86%. We have therefore decreased the hard cover <br />by 16.14%.
