The project meets all zoning requirements and was approved with <br />no variances. <br />The owner (John Patch) owns the land. Construction documents have been completed. At the time of <br />completion of those document COVID was in full bloom causing construction materials to skyrocket in <br />cost along with supply chain issues. As the material costs have leveled off the interest rates have <br />gone up. Mr. Patch is committed to building this project as soon as interest rates drop slightly. <br />Construction of this project will complete the development of this block. And it follows the direction <br />called out by the Comprehensive Plan by placing higher density housing along the (old) Highway 12 <br />corridor. <br />Following is a summary of the details of the project. I will be attending the Council Meeting to address <br />any questions you might have regarding the project. <br />GENERAL PROJECT DESCRIPTION <br />The project is a two-story building with partially subgrade parking which meets or exceeds all setback <br />requirements and meets the 30 foot height requirement.
