A variance would be required to the total area <br />allowed for accessory structures on a property. <br />The 2.7 acre parcel would be allowed a total of <br />2,400 s.f. The addition of the greenhouse would <br />result in a total of 4,018 s.f. of accessory <br />structure area, requiring approval of a variance <br />of 1,618 s.f. ci accessory structure area over the <br />allowed amount. <br />ii. Maxmimum allowed size of oversized accesory <br />structure for 2.7 acres parcel is 1,200 s.f. <br />There already exists a 1,414 s.f- accessory <br />structure. Applicant proposes a 2,604 s.f. <br />accessory structure. Another variance required. <br />C) An oversized accessory structure shall be subject <br />to the following conditions: <br />i. No future subdivision will be approved that <br />places the structure within a lot that has no <br />prinicpal structure except that the City in its <br />subdivision approval may grant a finite time <br />period in which the oversized accessory structure <br />may remain without a principal structure in order <br />that a principal structure may oe constructed. At <br />the end of this time period, the oversized <br />accessory structure must be removed if no <br />principal structure has been constructed. <br />ii. If the property is subdivided, the oversized <br />accessory structure and principal structure will <br />be located together with a lot that meets the <br />minimum lot area requirsments for the given size <br />of the property.
