Zoning File #1602 November 14, 1990 <br />Page 2 of 2 <br />Please review the Council minutes enclosed (Exhibit C), the <br />Council reviewed the application at 2 meetings providing them <br />adequate time to review the site. In consideration of the stone <br />wall that surrounded the bituminous area, and the need to provide <br />safe access to the County road, the Planning Commission approved <br />.'V. a;’hardcover variance requiring the removal of a shed 168 s.f. <br />of hardcover. Council approved the average lakeshore setback <br />variance and a hardcover variance of .5%, approving hardcover at <br />5,829 s.f. <br />The Council's approval was based on the shed being removed <br />and such removal to be confirmed at the time of a footing <br />inspection for the new construction. Council made the following <br />findings: <br />1. The encroc jhment of the average lakesh'ore setback is <br />minimal at a l-l^s' and will have no negative impact on the <br />lake views of the adjacent residences. <br />2. There is no hardcover in the 0-75' setback area on the <br />property. <br />3. The proposed total area or size of the residence <br />structiire is consistent with the size and area of <br />surrounding residences on adjacent lots of similar size. <br />4. The existing bituminous drive is required to maintain <br />safe nccess to the adjacent County road. <br />The -applicant seeks approval of a renewal variance and <br />proposes no changes from the original application approved by <br />Council in 1989.
