List of Exhibits Exhibit A - Resolution Exhibit B - Planning Commission Action Notice 11/21/90 Exhibit C - Memo & Exhibits of 11/13/90 Discussion - Please review the memo of November 13th. Briefly, the applicant removed a pre-existing deck on the lakeshore side of his house, and replaced it with a slightly larger deck in the same location. This came to the attention of the building inspectors after construction was completed, and the review of the after-the-fact permit application determined that the deck violated zoning code requirements noted above. Planning Commission Recommendation - Noting that the existing hardcover on the property (69.6% in the 75-250' zone) is excessive. Planning Commission initially tabled this variance request, directing applicant to consider ways to reduce overall hardcover on the p) :^perty. Applicant subsequently submitted a proposal to drop from 69.6% to 49.5% in the 75-250' zone, and dropped from 6.61% down to 1.12% in the 0- 75' zone. Planning Commission recommended approval of this proposal on a vote of 6-0. The proposal includes removal of landscape areas near the lake, landscape areas near the house, and portions of the blacktop driveway. Planning Commission recommended approval of the side setback and average setback variances. Staff Recommendation - Staff recommends approval per the Planning Commission recommendation. A resolution for Council review is attached.
