Your email requested us to address three <br />topics. Below is the additional information for the three topics which we would like to review <br />with you on Monday 12/22/24. We provide this narrative with more details on the pigeon <br />coop to supplement our application for a conditional use permit and variance. Please let us <br />know if this email supplement is sufficient or if we have to modify the application form itself. <br />We are happy to follow your guidance. <br /> <br />Three topics: <br />1. “The survey and site plan are insufficient. Using either a complete survey, aerial or <br />a dimensioned site plan, show the existing and proposed improvements. The site plan <br />should be in US Customary units and show all property lines and distances of structures <br />from them.” <br />We attach a scanned copy of the survey for 430 East Long Lake Road on which we show <br />existing and proposed improvements. The property lines and distances of structures are <br />shown on the scanned attachment. You will see on the scanned survey that we sketched in <br />the remainder of the house, the driveway, and the proposed pigeon coop. (The old shed <br />which has no roof or floor is already shown on the survey.) As shown on the attached scanned <br />survey, the location of the proposed pigeon coop is located 35 feet from the east property line <br />and 55 feet from the south property line. <br /> <br />2. “Please submit a Hardcover Calculation Worksheet. Note, this property is Tier 2 <br />with a maximum of 30% hardcover.” <br />We attach a completed scanned copy of the Hardcover Calculation Worksheet. There are four <br />hardcover areas on the property: <br />House: 1,312 sq. footage <br />Old Shed: 104 sq. footage <br />Proposed Pigeon Coop: 54 sq. footage <br />Driveway: 2,136 sq. footage <br />Total Hardscape: 3,606 sq. footage <br />This property lot square footage is 31,960. <br /> <br />3. “I read the first page of Email re Pigeon Coop with diagram and photo.pdf as a <br />cover letter.
