Zoning File #1596 <br />October 11, 1990 <br />Page 2 of 3 <br />Non-structural hardcover on property increased 389.5 s.f. <br />or 2% (77.5 s.f. of courtyard area as is included). Existing <br />courtyard considered structural hardcover because of wall <br />with footings in excess of 6' plus 312 s.f. for master <br />bedroom expansion. <br />Refer to Exhibits G and I, hardcover improvements within <br />lakeshore yard involve approximately 55.9 s.f. of additional <br />hardcover over existing hardcover at 311.9 s.f. Applicant's <br />proposed lakeshore yard improvements show an increase of <br />55.9 s.f. of additional hardcover. <br />Review of Application - <br />The house was designed by the owner of the home and built in <br />1973 prior to current lakeshore regulations. The house meets the <br />required 75' setback. <br />The current application involves a master bedroom expansion <br />of approximately 10'x31.2' along the east wall of the residence <br />and the addition of a bedroom within the defined courtyard area. <br />This addition is 16'xl5'6". In addition, the applicant proposes <br />the replacement of deteriorating timber walls and stairways <br />within the lakeshore yard resulting in 55.9 s.f. additional <br />hardcover over existing at 311.9 s.f. The applicant proposes <br />removal of equal eunounts of non-structural hardcover consisting <br />of landscape areas underlain with plastic, in an attempt to <br />maintain hardcover at the existing 38% level. <br />Please review Exhibit J, the master bedroom expansion <br />results in an encroachment of approximately 4-5' of an average <br />setback line involving house to the immediate east. If members <br />are able to visit the site, please review the landscaping planted <br />between the two yards and the higher elevations of the yard to <br />the east. In addition, the location of the main lake in <br />relation to the view windows of the house to the east results in <br />no impact of views of the lake. <br />The applicant notes the following hardships: <br />1. The needs of his ycung family require a bedroom on the <br />same level with the parents' bedroom. <br />2. The architectural design of the house does not permit an <br />expansion upward. In addition, although not pertinent to <br />the ordinances, the applicant notes that an upward addition <br />will block the views of the neighbors' homes across Kelly <br />Avenue.
