The proposed 52 s.f. entryway at the side of the house <br />will be 25' from the side lot line rather than the required 30'. <br />This addition and the proposed 22' x 22' porch/room addition, add <br />about 90 s.f. of hardcover or 0.5% in the 75-250' zone. <br />Planning Commission Recommendation <br />At their October 15 meeting. Planning Commission recommended <br />approval on a vote of 4 to 0, finding that the orientation of the <br />neighboring house to the east is such that it will not be <br />affected by the entryway addition, and recommending approval of a <br />hardcover variance for both additions, conditioned that an <br />equivalent amount of hardcover in the 75-250' zone will be <br />removed, resulting in no increase above the existing 37.8% <br />hardcover. <br />Staff Recommendation <br />Staff recommends approval per the Planning Commission <br />recommendation. A resolution for approval is attached. <br />Applicant has advised that the hardcover removals would occur in <br />the areas of rock and plastic adjacent to the house which would <br />appear to provide the necessary removal square footage.
