1. Prior to the issuance of building permits for new <br />construction, the applicant shall be responsible <br />extending sewer and water lines and for specific upgrading <br />improvements of Old Beach Road within the City of Orono. <br />These road improvements shall include the installation of <br />curb and gutter and the expansion of the paved road to meet <br />curb section. City Engineer shall determine placement of <br />curbing and extent of road expansion. If these improvements <br />are not completed prior to final plat approval, applicant <br />shall execute a developer's agreement and post appropriate <br />security in the form of a Letter of Credit to assure that <br />these improvements are completed. <br />2. Outlet A has been created for the purpose of creating <br />special protection for the sensitive wetland areas within <br />the City of Orono. The City of Orono to acquire special <br />open space and flowage easements over the outlet. Applicant <br />has agreed to execute specific covenants for the protection <br />of the area and shall provide copies of these covenants for <br />the City's review. <br />3. Lot 8 has been created for the future use of the Fresh <br />Water Foundation to be developed by either the Foundation or <br />to be transferred to the University of Minnesota. All <br />future uses of Lot 8 shall be consistent with current B-4 <br />zoning. Access to this site must be approved by the <br />Hennepin County Department of Transportation. <br />4. All residential accesses to Lots 3, 4, 5, 6 and 7 shall <br />be reviewed and approved by the Public Works Director of the <br />City of Orono. <br />5. All Engineering plans for the extension of municipal <br />services and the upgrading of Old Beach Poad must be <br />approved by the City Engineer prior to the commencement of <br />any work. <br />FINAL PLAT SUBMITTALS <br />The following list of final submittals must be submitted to <br />the Zoning Administrator two weeks prior to the regularly <br />scheduled Council meeting on the second and fourth Mondays of the <br />month: <br />A. RECORD PLAT drawings in the form of two (2) mylar copies <br />and one (1) copy reduced to 1"=200'. Drawing to include: <br />a) Lot lines platted per preliminary survey by William <br />R.
