The Planning <br />Commission noted in the earlier review that the standard for the <br />industry is 30% maximum usage at any one time. Based on that <br />standard, only 24 slips out of the 79 would ever be used at any <br />one time. 42 parking stalls would satisfy 24 slip users. It <br />should also be noted that in the earlier license reviews for this <br />marina, the overflow parking at the municipal parking lot was <br />imperative because of the boat sales operation and fishing rental <br />units that existed under the previous ownerships with Sailors <br />World and Paul's Landing. The present marina use involves only <br />the rental of slips. <br />Staff would suggest that the conditions and findings noted <br />in Resolution #2648 are still applicable and would recommend <br />approval of the renewal variance and commercial site plan for <br />Smith Bay Marina & Yacht Club.
