Obtain and review the comprehensive plans of the 14 <br />lakeshore communities. This will serve to identify the <br />land use objectives and proposed land use patterns of <br />each community. <br />b. Obtain and review the zoning ordinance and maps of each <br />of che lakeshore communities. Focus the information obtained in the first two stops <br />to only the area ithin the shoreland boundaries. <br />Evaluate the existing development intensities and <br />zoning patterns against the lake area development <br />capacities and DNR performanc<^* standards. <br />d. Like any conimunity, there will be areas or „ow <br />density single family neighborhoods, high density <br />residential areas, commercial centers, and even industrial <br />areas with each land use perform -g a different function and <br />accommodating a different life?: le. <br />The large lot single family homes accommodate high value <br />housing and serve to maintain a more natural image for the <br />lake. The urL.in land use and densities, while more <br />disruptive tc the lake's natural setting, also serve <br />valuable social and economic functions in the lake area. <br />The smaller lot single family areas provide more moderately <br />priced owner c jpied housing opportunities when compared to <br />the large lot areas. High density housing also serves to <br />provide some moderately priced housing opportunities for <br />households wanting to enjoy the ?ake without owning a ‘■ingle <br />family home. The provision of a variety of :Ousing <br />opportunities that are affordable to a variety Ol income <br />levels and which serve a variety of lifesty’.<‘s is a regional <br />objective that is supported and required by t/.e Me’.jpolitan <br />Council.
