• <br />CITY of ORONO <br />RESOLUTION OF TI E,CI �( COUNCIL <br />NO. 55 u <br />A RESOLUTION APPROVING THE <br />GENERAL CONCEPT PLAN <br />AND GRANTING PRELIMINARY PLAT APPROVAL <br />FOR PROPERTY LOCATED AT <br />190 WILLOW DRIVE NORTH AND 177 GLENDALE DRIVE <br />FILE NO. 05-3131 <br />WHEREAS, Bohland Development, Inc. (hereinafter the "applicant") has an <br />interest in property located at 190 Willow Drive North and 177 Glendale Drive within the City of <br />Orono (hereinafter the "City") and legally described as follows: <br />EXHIBIT A (Attached) <br />(hereinafter the "property"); and <br />WHEREAS, the applicant has requested General Concept Plan Approval for <br />Planned Unit Development of this approximately 10.3 -acre property. Proposed is a rezoning <br />from RR -1B, One Family Rural Residential District to RPUD Residential Planned Unit <br />Development District for creation of 9 single family residential lots, in addition to creation of a <br />lot for an existing church on the property to remained zoned RR -113; and <br />WHEREAS, on June 22, 2005 the Developer filed a subdivision application with <br />the City for preliminary approval of a 10 -lot residential plat of the Property; and <br />WHEREAS, after due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 et. seq. and the City of Orono Zoning and Subdivision Codes, the Orono <br />Planning Commission held a public hearing for the application and reviewed it on July 18, 2005, <br />at which time all persons desiring to be heard concerning this application were given the <br />opportunity to speak thereon; and <br />WHEREAS, the Planning Commission further reviewed the application at <br />continued hearings held on July 18, 2005; September 19, 2005; October 17, 2005; and November <br />21, 2005; and <br />Page 1 of 14 <br />
