In Lots 1 and 4, proposed drainfield sites are for the <br />most part more than 30' from the north lot line, and lateral <br />below-grade drainage will generally follow the contours <br />sloping away from the bike trail. If the bike trail and its <br />construction traffic do not go outside the easement/right- <br />of-way the rrail will have little impact on Lots 1 and 4. <br />In Lot 2, one corner of the alternate site extends to within <br />10' of the proposed easement. While topography suggests <br />that this site can be moved 10' further south, that will <br />also shift the primary site further south. This could tend <br />to slightly further limit the flexibility for house <br />placement on the property, but not to a critical degree. <br />In Lot 5, which contains steeper topography and a <br />significant number of existing buildings, the two tested <br />drainfield sites are the only sites available. Within this <br />plat, the alternate site for Lot 5 is the most likely to be <br />negatively affected by construction of the proposed bike <br />trail. The toe of the proposed mound system is 20' from the <br />north lot line, and the natural flow of water underground <br />away from the mound will be to the north and northwest. Due <br />to steep topography that site cannot be shifted further away <br />from the north lot line. The probable compaction associated <br />with construction of the trail in a 10' easement inside the <br />property boundaries would in my opinion would have a severe <br />negative impact on the ability of this mound system to <br />function hydraulically. It is my recommendation thac along <br />this mound site the bike trail, if constructed, be located <br />within the County Road 6 right-of-way, with no construction <br />traffic allowed within the property boundaries adjacent to <br />this mound site. <br />Summary - <br />1. Drainfield sites in Lots 1, 2 and 4 can likely be ??hifted <br />southward so that the impact of the bike trail is nellgible. <br />2. While the primary drainfield site on Lot 5 should not be <br />affected, the secondary site would be severely impacted by <br />construction of a bike trail (or construction traffic) <br />within the property boundaries. The trail should be located <br />within the existing right-of-way of County Road 6 rather <br />than within the property boundaries as it passes this <br />alternate drainfield site. <br />3. . Due to proposed grading of a drainage channel parallel to <br />County Road 6 just north of the primary site on Lot 5, <br />construction of a bike path within the 10' easement in the <br />area would be very difficult.
