OP <br />ORONO <br />City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 2826_ _ _ _ _ _ <br />A RESOLUTION GRANTING <br />PRELIMINARY SUBDIVISION <br />APPROVAL OF SHADOWOOD FARM PLAT <br />FOR FULLERTON PROPERTIES, INC. <br />PILE NO. 1532 <br />aty for"a“AvYs'lon of 13 lots of a property legally described <br />as follows; <br />Refer to Exhibit A attached (hereinafter "the property") <br />and; <br />WHEREAS after due published and mailed notice in accordance <br />'sV4n; <br />application were given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on <br />Orono City Council considered the subdivision application of the <br />applicant, noting the following findings of fact. <br />1 The property is located within the RR-IB Single Family Rural <br />Residential Zoning District requiring a minimum c. acres of <br />contiguous dry buildable land within each newly created lot. <br />2. The property contains a total of approximately 36.8 acres. <br />5.8 acres are considered wetlands. <br />3. The proposed plat contains 13 lots each exceeding or meeting <br />the 2 acre dry contiguous minimum lot aiea requirement. <br />4. All lots shall be served by private roads to be <br />within the property. The location of the curb cut of the private <br />road that intersects at Willow Drive has been approvec by the <br />City Engineer and the Hennepin County <br />Department of Transportation. <br />5. 12 of the 13 lots meet the required 200 feet "i'^th at the <br />rear of the front yard setbac)c line.
