The lot was created before there were subdivision regulations. <br /> b. A house has existed on the property since 1920. <br /> c. There is no adjacent property the Owner could acquire to enlarge the lot. <br /> d. There are numerous lots with houses in the immediate vicinity of this <br /> property that are of similar size and width so the proposed house would not <br /> be out of character with the surrounding axea. <br /> e. Structural lot coverage is only 12.75 percent when 15 percent is allowed. <br /> • f. The house is located eight feet behind the average lalceshore setback. To <br /> eliminate the hardcover variance would require the house be moved eight <br /> more feet away from the lake. Because of the narrow lot this increase in <br /> lakeshore setback would substantially impair lakeshore views from the new <br /> residence. <br /> 4. The City Council has considered this application including the findings and <br /> recommendation of the Planning Commission, reports by City staff, coinments <br /> by the applicant and the public, and the effect of the proposed variance on the <br /> health, safety and welfare of the community. <br /> 5. The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that - <br /> granting the variances would not adversely affect traffic conditions, light, air <br /> nor pose a fire hazard or other danger to neighboring property; would not <br /> merely serve as a convenience to the Owner, but are necessary to alleviate a <br /> demonstrable hardship or difficulty; are necessary to preserve a substantial <br /> property right of the Owner; and would be in keeping with the spirit and intent <br /> of the Zoning Code and Coinprehensive Plan of the City. <br /> � <br /> Page 2 of 5 <br />
