The Planning Commission reviewed this application at a public hearing <br /> held on September 18, 2006 and recommended approval of the conditional <br /> use permit for the land alterations and proposed shed based on the <br /> following findings: <br /> a. The applicant has met all City Engineer recommendations. <br /> b. All building setback requirements are met. <br /> c. No additional lighting, except that required by the building code, is <br /> proposed. <br /> d. The proposed storage shed will meet all building height requirements. <br /> e. The conditional use permit standards of Section 78-916 (a) (1-3) are <br /> met. <br /> 4. The Planning Commission reviewed the signage element of this <br /> application at a public hearing held on September 18, 2006 and <br /> recommended approval of the conditional use permit for a campus <br /> monument sign as well approval of the sign size variance, but <br /> recommended denial of the variance for height based on the following <br /> findings: <br /> a. The property is approximately 4.38 acres in area and has frontage <br /> along Ferndale Road North and County Road 6 (Sixth Avenue North). <br /> b. The current Orono Zoning Code does not have sign standards for <br /> institutional uses allowed conditionally within Residential Districts. <br /> Within Residential Districts a nameplate sign with a maximum of 12 <br /> s.f is permitted. <br /> c. The existing monument sign is outdated, and in disrepair; the new <br /> monument sign will be modern, larger, match the architectural style of <br /> the newly reconstructed church and will be easier to see and read from <br /> the intersection. <br /> Page 2 of 6 <br />
