A review of the <br />application finds that the following information needed for <br />review is missing: <br />1. Certificate of survey. The decks constructed are subject <br />to hardcover and lakeshore setback requirements where <br />compliance can only be verified through a certificate of <br />survey. <br />2. Hardcover calculations. This deck construction is <br />considered as hardcover, and a site inspection of your <br />property indicated that the property very likely already <br />exceeds the maximum allowable hard’cover of 25% in the 75-250*' <br />zone. Please complete the hardcover calculation worksheet <br />and submit that along with the survey. Yo’jr surveyor should <br />locate all items of hardcover, including t deck, sidewalxs, <br />driveway, etc. on the survey. <br />In the event that your hardcover percentage with the newly <br />constructed decks exceeds the allowable percentages, or in the <br />event that any portion of the decks extend into the 0-75" <br />lakeshore setback zone, you will have to apply for the <br />appropriate variances. I am enclosing a variance for your use, <br />'should you need to apply. <br />Review of your building permit application will not continue <br />until the noted items are received.
