ITT.I <br />Page 2 - Bayside Woods Subdivision <br />III. Alternate #2 - PRD <br />Exhibit B is an attempt to create a PRD as requested by the <br />Planning Commission. The intent of a PRD (as explained by <br />staff) is to cluster home sites in one area of development <br />and leave open space for the enjoyment of the residents, <br />maintaining the overall density of the project at 5 acres or <br />more per residence. <br />The topographic features of the property, potential septic <br />sites, and the natural building sites make clustering of <br />homes unfeasible. The use of open space around building <br />sites when the sites are separated as these are, would <br />infringe on the privacy of the residences and therefore make <br />the lots less marketable. <br />i
