(.31 acre) <br />Application: <br />The applicants are requesting variances to construct a detached garage on the property. Variances <br />are required for hardcover, structural coverage and street setback. <br />PLANNING COMMISSION RECOMMENDATION: <br />Planning Commission recommended by a 4 to 0 vote to: <br />Approve a variance of 5% hardcover in the 75' to 250' lakeshore setback to allow 30% <br />hardcover where 25% is allowed and 29% was proposed. <br />Approve a structural coverage variance of 2.5% to allow 17.5% where 15% is allowed <br />and 18.9% was proposed. <br />Approve a street yard setback of 15' to allow the garage to be located 20' from the street <br />lot line where 35' is required and 8' was proposed. <br />The pitch of the garage roof shall not exceed 10/12. <br />Prior to issuance of a building permit, drainage shall be redirected away from the property <br />to the north as stated in the temporary certificate of occupancy. <br />The 64 s.f. shed near the lakeshore must be removed upon final inspection of the new <br />garage.
