(.28 acre) <br />Application: <br />The applicants are requesting variances to rebuild a main level deck on the lake side of the <br />residence and enclose the area below to be used as a porch. A new stairway, deck and steps <br />leading down from the main level deck on the lake side of the porch are proposed to provide <br />access to the yard. A new second level deck is also proposed. Variances are required for <br />hardcover in the O' to 75' and 75 ’ to 250' lakeshore setbacks, average lakeshore setback, <br />lakeshore setback and structural coverage. <br />PLANNING COMMISSION RECOMMENDATION: <br />Planning Commission recommended by a 4 to 0 vote to: <br />• Approve a hardcover variance of 4.2% in the O' to 75' lakeshore setback where none is <br />allowed and 9.3% is existing. <br />• Approve a hardcover variance of 30% in the 75' to 250' lakeshore setback to allow 55% <br />hardcover where 25% is allowed and 55.4% is existing. <br />• Approve a structural coverage variance of 4.7% to allow 19.7% structural coverage where <br />15% is allowed and 21.3% is existing. <br />• Approve an average lakeshore setback variance to allow 41' encroachment where none is <br />allowed and 49' is existing.
