Applicant to plat a 25' private road outlot at south end of property, abutting <br />existing 8' easement on adjacent property for a total useful right-of-way width <br />of 33' Such existing easement subject to confirmation by City Attorney. <br />2. Within outlot, applicant to construct a private road 16' in paved width with <br />a 'T' -ency vehicle turnaround located between Lots 1 and 2. <br />3. Lots 1 and 2 shall use a shared driveway to access ths outlot road. <br />4. A stormwater pond shall becoiistructed by the applicant on the prope. y. Thn <br />area of said pond will not be counted toward lot area for density calculation <br />purposes but may be used for hardcover credit. <br />5. The area of the private road outlot shall not be used as hardcover credit. It is <br />Council's intent that no hardcover or setback variances be allowd for development <br />of homes on the property. <br />6. Council made it clear that the City has no intent at this time to connect this <br />private road with Birch Lane. However, an underlying road easement should be <br />granted to the City to make this right-of-way available if such cornection <br />becomes necessary in the futuu/. <br />This item will be brought to the Council for consideration of preliminary plat approval on <br />March 23, 1998. The meeting begins at 7:00 p.m.
