STAFF RECOMMENDATION <br />Staff recommends approval of variances to allow the reconstruction and expansion of an existing <br />deck that would consist of 192.3 s.f extending beyond the edge of the overhang on the lake side of <br />the residence subject to several conditions. <br />• Staff recommends approval of a structural coverage variance of 2.3% to allow 17.3% <br />coverage if overhangs exceeding 1.5' are calculated as structural coverage. <br />• Staff recommends approval of a hardcover variance of 15.5% in the O' to 75' lakeshore <br />setback to allow a 1.5% increase in hardcover exclusive of rock under plastic where 14% <br />hardcover is existing and none is allowed. <br />• Staff recommends approval of a lakeshore setback variance of 22' to allow a 53' setback from <br />the OHWL where 75' is required and 58' is existing. <br />• Staff recommends approval of an a\ erage lakeshore setback to allow 32.5 ' of encroachment <br />where none is allowed and 27.6' is existing. <br />• Staff recommends that as a condition of approval all plastic under rock and the flagstone <br />walkway be removed.
