, <br /> O� <br /> � <br /> ` O � O <br /> • � � CITY of ORONO <br /> � - :. � <br /> , ti <br /> ti <br /> RESOLUTION OF THE CITY COUNCIL <br /> ��`�kEsKOg'�G No. �5 5 1��3 . <br /> WHEREAS, each of the iwo parcels contains an existing single family residence, <br /> and each of the pre-existing parcels is nonconforming as to area and width when compared to the <br /> minimum 2.0 acre/ 200' width standards of the RR-1B Rural Residential Zoning District in <br /> which both parcels are located. As a result of the proposed subdivision and the concurrent alley <br /> vacation, 500 Orono Orchard Road South will decrease from 150' in width to approximately <br /> 125' in width and from 0.88 acre in area to 0.85 acre in area; and 540 Orono Orchard Road <br /> South will increase from 100' in width to approximately 125' in width but will increase in area <br /> from 0.59 acre in area to 0.69 acre in area; and <br /> WHEREAS, the adjustment of the common lot boundaxy as proposed will <br /> provide the ability for the Larsons to construct a new driveway accessing directly to Orono <br /> Orchard Road. This will allow removal of Larson's existing driveway across the middle of <br /> Webster's property. The City Engineer has provided comments regaxding the proposed driveway <br /> design; and <br /> • • WHEREAS, as a result of the relocation of the driveway, and upon completion of <br /> the vacation of the alley, City maintenance of the Webster and Larson driveways will cease. <br /> NOW, TIiEREFOI�E, BE IT RESOI,VED, that the City Council of the <br /> City of Orono hereby approves the lot line rearrangement of the above referenced property by <br /> the applicants as shown on the certificate of survey by Mark S. Gronberg, a licensed surveyor of <br /> Gronberg & Associates, Inc. dated June 1, 2006, revised August 1, 2006, as attached in Exhibit <br /> "A", subject to the following conditions: <br /> 1. Applicants shall satisfy all recommendations of the City Engineer with regards to <br /> driveway establishment. <br /> 2. Approval is subject to the granting of drainage and utility easements as follows and as <br /> shown on the attached Exhibit B: <br /> - 5' wide either side of the revised shared lot boundary between Webster and Larson; <br /> - 5' wide along Larson's south boundary; <br /> - 10' wide along the Larson&Webster frontages abutting the three surrounding roads. <br /> The above easements shall be described by applicants surveyor and dedicated via a <br /> standard easement document. <br /> 3. Applicants shall provide to the City a title opinion and certified copies of all.recorded <br /> • easements currently affecting the properties involved in the lot line rearrangement. <br /> Page 2 of 4 <br />
