A RESOLUTION APPROVING THE <br />PLAT OF SUGAR WOODS 2ND ADDITION <br />FILE NO. 2425 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />regulations for the orderly, economic and safe development of land within the City; and <br />WHEREAS, the City Council has considered the subdivision application of Sidney <br />and Barbara Rebers and Green Valley Associates, Inc. (he ’-wlnafter "the subdi\ iders") for the purpose <br />of converting Outlot E, Sugar Woods to buildable lot status; and <br />WHEREAS, the subdivision has been found to meet all standards of the B-1, Retail <br />Sales Business District finding that the proposed conversion of said Outlot E to Lot 1, Block 1, <br />Sugar Woods 2nd Addition yields a lot of a size and configuration that would allow for development <br />of a commercial use without the need of any variances; and <br />WHEREAS, the subdividers have completed all requirements of the platting <br />regulations of the City, including: <br />1. Completion of all the requirements of Resolution No. 4182, the resolution granting <br />preliminary approval of the subdivision. <br />2. Dedication on the plat of standard perimeter drainage and utility easements, including <br />a utility easement 14' in width along the westerly property boundary over the existing <br />municipal water main line. <br />3. Granting to the City of a Drainage, Utility and Trail Easement over Outlot D, Sugar <br />Woods. <br />Page 1 of 4
