-� � °� <br /> � o , o <br /> _ ;� -�;a� - CITY of ORONO <br /> ,� :� � <br /> � :��� � <br /> RESOLUTION OF THE CITY COUNCIL <br /> ��`�kESKO��� rvo. 5 5 0 2 <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the above findings, the Orono City Council hereby <br /> grants variances to Orono Municipal Zonin� Code Sections 78-30� and 12-1288 to allow <br /> a lot area of.34 acre when two acres is required; a lot width of 102 feet when 200 feet is <br /> required; a front setback of 43 feet when 50 is required; a rear setback of 30 feet when 50 <br /> is required; a 22 foot setback from the east property line when a 30 foot setback is <br /> required; a 21 foot setback from the west side property line when a 30 foot setbacic is <br /> required; and 35.3 percent hardcover in the 250 to �00 foot zone when the maximum is <br /> 30 percent, subject to the following conditions: <br /> 1. Council approval is based on the site plan and house plan submitted by the <br /> applicants and annotated by City staff, attached to this Resolution as Exhibits A <br /> and B. Any amendments to the site plan or house plan which are not in <br /> • confoilnity with City codes will require further Plannin� Commission and City <br /> Council review. <br /> 2. Hardcover in the 75-250 foot zone shall be limited to 1,287 s.f. or 19 percent per <br /> the proposed plan and hardcover allowance sunimary as �epicted or� Exhibit �. <br /> Hardcover in the 250-500 foot zone shall be limited to 7,952 s.f. or 32.3 percent <br /> per the proposed plan and hardcover allowance summary as depicted on Exhibit <br /> C. Applicants are advised that any future requests to increase hardcover or <br /> ) change the nature of existing/approved hardcover shall require City approval, and <br /> � increases in hardcover will not likely be approved without concurrent reduction in <br /> existing hardcover. <br /> 3. As much as possible draina�e fi•om the driveway shall be diverted to a rain garden <br /> or otherwise detained on the property. <br /> �. Applicants shall remove any plastic or fabric liner material from the decorative <br /> landscape beds on the property to ensure their permeability as non-hardcover <br /> surfaces. <br /> �.
