The applicant submitted a new plan in August that showed access from Park Drive and located the <br />garage closer to the house, approximately 130' from the street. The applicant also submitted <br />building elevations for the proposed garage. The garage was proposed as a two story structure with <br />the doors facing the street and a door on the lakeside for access to the storage area. <br />October <br />The applicant submitted two similar drawings for the October meeting where the only significant <br />difference was the amount of fill. The October plan needed the following approvals: <br />1. <br />2. <br />3. <br />A side yard adjacent to street variance to allow a new deck and porch to be located <br />r from the property line where 35' is required. <br />A side yard adjacent to street variance to allow a new garage to be located 8' from the <br />property line where 35' is required. <br />A hardcover variance in the 75'-250' setback to increase from 2,334 sq. ft. (23.43%) <br />to 3,518 sq. ft. (35.32%). <br />4. A conditional use permit alter land and grade within 5' of the property line. <br />The Planning Commission recommended approval of the above-referenced variances at the October <br />19, 1998, meeting subject to submittal and approval of a drainage and grading plan before <br />commencement of construction. Staff noted that the conditional use permit application for grading <br />and land alteration needed to be officially published and noticed to property owners within 350', <br />therefo re, the Planning Commission did not take action on the conditional use permit. <br />November <br />The cofiditional use permit notice was published in the official newspaper and property owners <br />within 350' received a notice with the survey. <br />The applicant has submitted a plan that shows a new driveway curb cut from Park Drive via Bluff <br />Street to provide a level driveway approach. <br />#2iP5 Bentrott <br />1453 Park Drive <br />CUP <br />11/16/98 <br />page-2
