The sales price in June of 97 w'as a total of $625,000 which included personal property of <br />$37,100 therefore the price of the house was $591,900. Attached is the Certificate of Real <br />Estate Value which details the personal property. 1 he largest items in this are the dock with <br />boathouse and the entertainment center. The dock is sized to handle a 48 ft boat and 1 believe <br />the value we claimed on this as well as all the personal items is conservative <br />2. We also feel we paid at the very high end for this house if not too much. The house was <br />listed at 3730 square feet and in reality it is 3300 square feet. We did not know this until we had <br />moved in <br />3. In addition the south room which was listed as part of the regular living space is not properly <br />heated and many days this wanter we had to close off the room because we could not heat it <br />above 60 degrees. This would further reduce the total square feet of year around living space. <br />4. This house has a crawl space where the furnaces are kept. Last summer to our surprise we <br />had several inches of water throughout the entire space for most of the season. <br />5. During this winter we were also surprised to see that Rockvam Boat Yard was able to <br />construct a HUGE steel building within feet of the shoreline. This now is our view throughout <br />the winter months and even now the trees can’t hide this thing. We believe that this will greatly <br />affect our ability to sell this house in the future and has significantly impacted the value of our <br />property. <br />6. Another factor is the school system. This property is in Westonka Schools. We found when <br />we sold our previous home that many high end buyers won’t consider a home in this district. <br />This was not a problem for us since our children are already in Orono through open enrollment. <br />However with open enrollment tightening or closing it becomes a larger issue. <br />7. In looking for comparable homes that have recently sold our previous home at 3486 Ivy Place <br />is the best comparable. It has similar square footage, perfect lake shore, a veiy large lot, in the
