Parcel C (most eastern lot) <br />Lot area = 12,000± s.f. <br />Lot width = 50' at OHWL. 50’ at 75' setback <br />3. The area and lot widths of the two residential lots as a result of the proposed <br />lot line rearrangement are as follows: <br />Lot 1 <br />Lot 2 <br />Lot area = 14,370 s.f. <br />Lot width = 55’ at OKWL, 81' at 75' setback <br />Lot area = 21,910 s.f. <br />Lot width = 65 ’ at OHWL, 75' at 75' setback <br />4. The property has been assessed for sewer and water and there is adequate <br />capacity in each line to serve the two new residential structures. <br />5. Access to the two proposed residential sites shall be via a shared curb cut at <br />Shoreline Drive. Both the Hennepin County Department of Transportation and <br />the City Engineer, Shawn Gustafson, have recommended approval of a shared <br />access at Shoreline Drive. <br />6. Three substandard parcels have contained four independent residential units. <br />Two of the structures remain uninhabited and are boarded up because of their <br />hazardous condition. One of the residential structures serves as a rental unit and <br />the fourth has been demolished. <br />7. The applicant has submitted development plans for the new residential <br />construction on newly defined lots. <br />8. On March 3, 1996 the two boarded residences that encroached the proposed <br />division line were demolished. <br />Page 2 of 6
