' - ' + , <br /> - � Clt O� � <br /> y RONO <br /> RESOLUTION OF THE CITY COUNCIL <br /> � NO. 1125 <br /> • � • • <br /> A RESOLUTION APPROVING LOT AREA, LOT WIDTH <br /> AND HARDCOVER VARIANCE FOR STEVEN TIBBETTS <br /> WHEREAS, the Planning Commission and Council have reviewed <br /> a request by Steven Tibbetts to remodel and add on to his existing <br /> residence located at 1998 Shadywood Road; and <br /> WHEREAS, said proposal involves major construction requiring <br /> review of minimum lot area standards, lot width standards and hardcover <br /> requirements; and <br /> WHEREAS, Steven Tibbetts has applied for variances from all <br /> applicable City zoning ordinances. <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon Planning <br /> Commission and City Staff research, the City Council hereby makes <br /> the following findings of fact: <br /> l. The lot is a single, separately owned parcel of <br /> land containing 7, 276 square feet of area, located in <br /> the LR-1C Single Family Lakeshore Residential District <br /> which district requires � acre (21,780 square feet) of <br /> land per residences: Variance requested 14,504 square feet= <br /> 67g. <br /> 2. The lot is approximately 50 feet wide at the building <br /> site compared to the LR-1C District requirement of 100 feet: <br /> Variance requested 50 feet=50$. <br /> 3. The existing house and garage hardcover of 1, 502 square <br /> feet is 19� greater than the allowed amount for the subject <br /> lot. The proposed construction will result in a 16$ increase <br /> from existing, which increase is to be compensated by <br /> improved drainage and erosion control: Total Variance <br /> requested 1,205 square feet of hardcover or 35� . <br /> 4. The northeast corner of the existing structure encroaches <br /> 20 feet into the lakeshore setback area. The proposed construction <br /> will decrease the setback from the lake by approximately <br /> 2. 5 feet. <br /> 5. The proposed construction provides for a new foundation <br /> to be elevated 2 feet above grade and eliminate flooding <br /> or flood damage to home caused by drairiage along an adjacent <br /> public alley. <br /> PAGE�_OF�_ <br />
