Sugarwoods Plat <br />May 16, 1990 <br />Page 4 of 4 <br />Staff has explored the idea of limiting such improvements to <br />a specific hardcover percentage based on frontage area of <br />each lot but this method may not provide staff with adequate <br />control. Staff has yet to receive site plans developed by <br />developer's planner providing graphic examples of such <br />improvements to determine if the hardcover control would <br />work. <br />Council has asked for direction from the Planning Commission <br />to determine if members have any comments concerning issues <br />raised by staff and developer. Is hardcover control a valid <br />method? Do Planning Commission members have other <br />suggestions or ideas? In consideration of the extremes in <br />area from the smallest lot frontage at 99* to the largest at <br />349', staff feels each individual lot should have a specific <br />hardcover allowance if indeed hardcover is the agreed upon <br />method of control. I have created a listing of front <br />setback areas of each of the individual 25 lots in <br />Sugarwoods for your consideration. Please let me know prior <br />to the meeting if you would like other exhibits or <br />information prepared to assist in our discussion. <br />Planning Comailssion Action <br />To provide further direction to ;.taff on the following issues <br />to assist staff in preparing final amendment for Council's <br />review and action: <br />A. Define site conditions that would suggest need to <br />locate home at front street setback line. Do you agree tree <br />location, topography or other unique physical conditions are <br />acceptable? <br />B. Method(s) to control amount of encroachment <br />1. A minimum of 10-20' is needed to back out of garage <br />2. A minimum of 15' is needed for turnaround apron
