M <br />- The shape or limited area of a building envelope. <br />- Unique or mature trees within a building envelope and <br />the desire of an owner to preserve a unique specimen. <br />- The topography of a building envelope. <br />- Placement of house so to minimize impact on adjacent <br />properties. Specifically in cases of corner lots where <br />the rear of the house may be placed adjacent to a side <br />yard of an abutting property. <br />NOW, THBREPORB BE IT RESOLVED, that the City Council of <br />Orono shall allow additional encroachment of a front street yard <br />within the Sugarwoods plat upon satisfaction that one or more of <br />the above site conditions exist for a property and to direct the <br />Orono staff to present the owner's or builder's written request <br />before the Planning Commission at their earliest upcoming meeting <br />(third Monday of the month) for immediate review and action by <br />the Council at the following Monday meeting (fourth Monday of the <br />month). Such written requests shall include the following <br />information: <br />1. Survey/site plan designating drive(s) and type of <br />backout improvement ("Y"s, "T''s, loops, etc.). <br />2. Amount of hardcover within front setback area - these <br />areas to be shown on site plan. <br />3. Topographic mapping of property if topography is site <br />characteristic under consideration. <br />4. Location of mature, unique tree specimens. <br />5. Other unique physical characteristics of property that <br />require special placement on site. <br />Page 2 of 7
