Council directed <br />staff to present to the Planning Commission the issue of allowing <br />additional paving improvements outside the approved single access <br />drive at a maximum width of 20' within the front street setback <br />areas of the Sugarwoods plat. The issue arises whenever specific <br />site conditions require placement of either the entire house or <br />portions of a house at the 50' setback line. If houses are <br />placed at the front setback line, portions of backout drive and <br />turnaround improvements (backout aprons, loop drives, Ys or Ts) <br />must encroach the setback area. In preparation for the Planning <br />Commission's review, staff and applicant's consultants met to <br />discuss the various site conditions that would necessitate the <br />placement of the house at the front street setback line and to <br />develop standards to limit these improvements within the setback <br />area (i.e. size or area of improvement would be dependent upon <br />area of front street setback yard, amount of lineal footage <br />adjacent to roadway, limits on improvement based on 50' of <br />distance from garage to street). Council members may wish to <br />review the staff memo presented for the Planning Commission's <br />review (Exhibit A).
