Applicants recently constructed a detached garage, and <br />during that construction started to construct a d ck on the <br />street side of the house to expand their front stoop area. <br />Staff advised them of the need for a permit and it was <br />determined that a variance is necessary, because the <br />complete proposal includes decks substantially above grade <br />which must meet principal structure front yard setbacks. <br />2. Proposed lot coverage including the existing house, the <br />22'x30' garage, the 12'xl2' chicken coop, and the 8'x41' <br />deck, is 12.9%, meeting the 15% limit. <br />Discussion - <br />The proposed deck will extend along the entire length of the <br />house. Portions of the proposed deck near the front entry might <br />meet the 30" or lower height requirement in order to not need a <br />railing. However, applicants note they wish to extend the deck <br />over the tuckunder garage area and definitely want to have a <br />railing around the entire deck for safety purposes.
