Applicants propose <br />net additional hardcover of 8.4% for a total of 52.4%. <br />There is the possibility of reducing hirdcover <br />significantly if the extremely large bituminous surface <br />driveway is decreased in size. <br />3.Applicants propose to combine Lot 19 with Lots 20 and 21. <br />All setbacks and hardcover calculations were reviewed on the <br />basis that the combination will occur. <br />Discussion - <br />The existing garage on this property is fain ^ small and not <br />easily accessible The proposed 26x30' garaao will have 2h <br />stalls on the main level, with basement space for storage and <br />additional storage within the 12/12 pitch roof. Because this <br />garage exceeds 750 s.f. in footprint area, the normal 10' side <br />and street setbacks are increased to 15' per the Accessory <br />Structures Ordinance revisions adopted in 1989. This garage is <br />proposed to have side-facing doors, therefore the only reason it <br />needs to meet 15' setbacks from property lines is the footprint <br />area just over the 750 s.f. limit. <br />The proposed addition to the master bedroom area will meet <br />all required setbacks, and squares off the house. Applicants <br />note that this area is over existing hardcover, hence ’is <br />addition in and of itself does not add to the overall hardcover <br />Increases. <br />The proposed deck system on the lakeside of the house is <br />generally in line with that of the neighboring residence to the <br />west, but extends much nearer the lake than the easterly <br />neighbor. The house to the east is located so near the road as <br />to be non-conforming in location, hence it tends to be not in <br />line with other residences in the neighborhood. Because the <br />proposed decks are nearly 60' from the side lot line, their <br />impact on the views of the neighboring house to the east should <br />be insignificant. Note also that the proposed decks will be <br />approximately 80' from the normal shoreline, hence they require <br />no variance to the 75' lake setback standard. <br />In conjunction with the proposed garage, staff anticipates <br />that approximately 328 s.f. of additional hardcover will be <br />needed in d .veway areas to make the new garage functional.
