Because of this, about 3/4 of the 2 dry <br />buildable acres are in the 0-75' zone. <br />0-75’ hardcover = 7.06%. (no additional hardcover proposed) <br />75-250' hardcover = 35.5%. <br />Proposed hardcover increase in 75-250' zone = 114 s.f. (0.5%) <br />Final proposed 75-250' hardcover = 36.0%. <br />The applicant's contractor notes that there are no areas readily <br />available to return to green space. Staff would question however <br />whether there are areas of rock and plastic that can be removed. <br />The hardcover calculations show approximately 900 s.f. of rocK <br />and plastic at the northwest side of the house, and similar areas <br />along the southerly lakeshore side of the house in the 0-75 <br />zone. <br />Because this house is on a peninsula, the average lakeshore <br />setback line is not even within the property boundaries (see air <br />photos). The propo-.ed additions are no nearer the shoreline than <br />the normally affected residence, which is directly to the west.
