Briefly, the <br />applicant is proposing a single story 3 season porch addition and <br />second story deck additions. All additions are outside the 0-75' <br />protected area. Due to the unique peninsula nature of this lot, <br />virtually the entire lot is past the defined average lakeshore setback <br />line. Existing hardcover on the property is 35.5% in the 75-250' <br />zone. <br />Planning Conaission Reconnendation <br />At their August 20th meeting. Planning Commission recommended on <br />a vote of 5 to 0 approval of the necessary hardcover and average <br />setback variances. Planning Commission based their recommendation on <br />the following findings: <br />1. Because this nouse is on a peninsula, the average lakeshu:^ <br />setback line is outside of the property boundaries. The proposed <br />additons are no nearer the shoreline than the neighboring <br />residence to the west. No lakeviews enjoyed by that neighboring <br />property owner will be affected by these additions. The other <br />adjacent neighbor abutting the lagoon, is so far distant that the <br />impact of the view encroachments is insignificant. <br />2. Approximately 3/4 of the dry buildable acreage on this 2- <br />acre property is in the 0-75' zone. Because )f this, the 75-250' <br />zone is relatively small in relation to the total lot area. <br />Existing hardcover in the 75-250' zone is 35.5%. Although the <br />proposed additions increase structural hardcover on the property <br />by 114 s.f. or 0.5%, there are areas of landscaping hardcover <br />that can and should be removed in equivalent amoun* •, yielding no <br />net increase in hardcover on the property.
